If you already have architect’s drawings, great — we can price and build directly from them. If you don’t, we can handle the design side through our partnership with David Owens, from initial concepts through to full planning drawings and building regulations packages. This is particularly useful for clients who know they want a refurb but haven’t yet worked out the layout or scope.
Dust, protection, and living on site
For refurbishments where you need to stay in the property, we take protection seriously. Dust sheets, zip-door barriers, floor coverings, and daily site clean-downs are standard on any occupied-home project. We’ve done multiple builds where part of the house remained fully lived in — kitchen access, working bathroom, kids going to school — while major work continued upstairs. It takes more planning, but it’s entirely doable.
Timeline
Refurbishment timelines depend entirely on scope. A partial refurbishment (one floor, a kitchen and bathroom) typically runs 4-8 weeks. A full property refurbishment usually takes 3-6 months depending on size, complexity, and whether structural or external works are involved.
